Terms of Service

These Terms of Service ("Terms") govern your use of Codes&More, a product of 12² AI ("we," "us"). By creating an account or using the service, you agree to these Terms. If you are using Codes&More on behalf of an organization, you agree on that organization's behalf.

1. The service

Codes&More resolves U.S. property addresses to their governing jurisdiction and produces citation-backed building-code research reports, including ordinance-or-law requirement summaries, adoption data, and site hazard context.

2. Informational research — not professional advice

Codes&More reports are informational research only. They are not legal advice, engineering analysis, a code-compliance certification, or an interpretation of any insurance policy. Paraphrased summaries are not code text — the cited section controls. Code adoptions and amendments change; each report reflects its cited sources as of the verification dates shown. The final authority on building-code interpretation and enforcement at any property is the local authority having jurisdiction (AHJ), and you should confirm the edition in force on the relevant date with the AHJ before relying on any determination in a dispute.

You own the reports generated under your account. We use the addresses and property details you enter to generate your results and operate the service — nothing else. We do not sell lookup data.

6. Intellectual property

The service, its software, and its compiled data presentation are owned by 12² AI. Building codes are referenced nominatively for identification; Codes&More is not affiliated with, or endorsed by, the International Code Council or any standards organization.

7. Disclaimers and limitation of liability

The service is provided "as is" and "as available." To the maximum extent permitted by law, we disclaim all warranties, express or implied, and our total liability arising out of or relating to the service is limited to the amounts you paid us in the twelve months preceding the claim. We are not liable for indirect, incidental, special, or consequential damages, including outcomes of insurance claims, permit decisions, or construction disputes informed by a report.

8. Termination

You may stop using the service at any time. We may suspend or terminate accounts that violate these Terms. On termination you retain copies of reports you have downloaded.

9. Changes

We may update these Terms; material changes will be posted on this page with a new "last updated" date. Continued use after changes take effect constitutes acceptance.
